The vision
61 Beaver Lane is being developed as a small, for-sale community of nine tiny homes intended for veterans, including buyers using VA-supported financing or housing benefits. The homes are envisioned as affordable, partially furnished, attractive, and comfortable—not temporary shelters or stripped-down compromises.
The 13-acre site provides something that is increasingly difficult to find at an attainable price: meaningful land, quiet, access to nature, and enough space for residents to feel that they own a real home and a real piece of Vermont.

Prefabricated and tiny-home construction is used as a cost tool while preserving good proportions, full-height living space, attractive interiors, and year-round performance.
Homes will be arranged to provide generous separation, useful outdoor space, walking areas, and a sense of privacy uncommon in conventional affordable housing.
The project is evaluating efficient envelopes, heat pumps, smart electrical systems, solar, battery storage, and backup capability suitable for Vermont winters.
Development will respect Peach Brook, wetland areas, natural contours, and the wooded character of the property, leaving sensitive portions of the site undisturbed.
Partially furnished homes and coordinated exterior design will help residents move into spaces that feel intentional, welcoming, and complete from day one.
How the project emerged
Origin 1 began investing directly in residential property in 2020 after earlier experience with real-estate investment funds and undeveloped land. The move into development came from a straightforward observation: conventional additions and ground-up homes were often too expensive, while newer prefabricated products could create complete housing at dramatically lower upfront cost.
The Beaver Lane opportunity brought several pieces together. The property had already received meaningful site work, including access to water, septic, electric service, and internal roads. It was close to an existing Origin 1 property in Woodsville, New Hampshire, and located in an area facing a persistent shortage of decent, reasonably priced housing.
Research into compact-home manufacturers led to a lofted studio model that could be substantially improved through design changes. By raising the main living area and transforming a low storage loft into usable space, a low-cost shell could become a genuine one-bedroom home comparable in usable area to many urban apartments.
